*Figures reflect the averages of twenty-nine (29) active franchise-owned locations [out of our current 37 franchises] that have published no less than 12 concurrent Issues. These locations, along with our active corporately-owned and affiliate magazines are all represented and reported in our Item 19 of our current Franchise Disclosure Document. These averages* are based on the actual revenues and reported incomes from the calendar year 2018 and all Publication Issues within that year. Of these twenty-nine (29) locations, fourteen (14) had higher gross revenues, twelve (12) had higher net profits, and seventeen (17) had a higher net profit percentage. The financial performance representation contained in the Item 19 of our current Franchise Disclosure Document also includes revenue and age (in terms of Issues) information for all of our active magazines, including ten (10) corporately-owned and operated magazines plus nine (9) affiliate magazines, bringing our total current magazine count as of December 31, 2018 to fifty-six (56) unique magazine locations. TheHomeMag History

2002 TheHomeMag is born

Inaugural Issue of TheHomeMag®, then titled The Home Improver, landed in the mailboxes of the top 100,000 homes in Lee & Collier counties in southwest Florida.

2004 Second magazine opens

Opened first Affiliate and second TheHomeMag®magazine in Ventura CA.

2004 – 2006 Four more magazines

Produced four (4) more partner/Affiliate magazines in CA and FL.

2007 First Franchise location

Las Vegas, NV signed in February.

2007 – 2010 Eighteen Franchises launch

Launched an additional eighteen (18) Franchise magazines.

2011 Corporate Expansion increases

Expanded our growth plans to include Corporate-owned and operated magazines.

2011 – 2014 Eleven more magazines launch

Changing the franchising business’ name from THM Franchising to THM Management signified our shift toward launching both franchise location and corporately-owned and operated magazine. We opened five (5) more Corporate-owned magazines as well as five (5) additional Franchise locations plus one (1) more Affiliate in these 3 years.

TheHomeMag® magazine count at the end of 2014 was thirty-six (36) magazine titles in fifteen (15) states. Our thirty-six (36) magazines publish and direct-mail 5.3M magazines each month for our nearly 4,000 current customers.

2015 Expansion includes HomeIMPROVED

We are currently standing at thirty (30) Franchise magazines, six (6) Affiliate magazines, and ten (10) Corporately-owned magazines for a total of 46 U.S. locations in 21 states. Our total monthly footprint is 6.6M TheHomeMag® magazines mailed every month for nearly 80M magazine annually.

2016 Entering our 26th State

With an additional four (4) new magazine launches by May plus another two (2) in the second half of 2016, we will be publishing over 90M magazines annually between our flagship magazine, TheHomeMag, and our mid-cycle exclusive magazine, HomeIMPROVED.

2017 More Franchise Expansion

Ended 2017 with 53 active locations plus another 5 franchise locations signed and ready to launch in early 2018. Our total mailing now exceeds 100M magazine annuallly plus another 35M Accessory mailing products.

2018, 2019, and Beyond

2018 comes to a close with 56 active publishing magazines and another 5 on the books for Spring 2019, bringing us to 61 likely magazine locations in 28 states mailing nearly 107 million magazines plus another 50 million Bookmarks, PopOuts, and DAL/DML cards in 2019.

How do I become a Publisher of TheHomeMag?
The first step is to determine WHERE you want to launch your franchise magazine. View the MAP to see all active, pending, and available locations to see if your desired area is open. Then complete the very brief RFI [Request for Information] in the following section and we’ll call you. Our Publishers are talented business folks that have an intrapreneurial spirit – these are entrepreneurs that want to function within an existing system but aspire to control their own destiny. If you’re driven and don’t mind a little risk, then we want to speak with you.
How much money do I need for a franchise?
First, the one-time initial franchise fee varies by market. Hometown markets (under 100K distribution), Standard markets (110K – 170K distribution), and Double Markets (200K+ distribution). The MAP will clearly define the one-time franchise fee for each of the available markets. Next, operating capital is required to sustain your pre-launch, launch, and growth. We recommend no less than $150,000 for a Hometown Market (plus the initial franchise fee), more for Standard and Double Markets, and this is dependent upon your specific success in growing your new business. And as a reminder, you will not be required to buy expensive or extensive equipment, sign long-term big dollar leases, or drop tens of thousands in inventory.

How much can I make as a franchisee of TheHomeMag?
The honest truth is we don’t know. While all franchisors are restricted by state and federal laws in making promises of your performance, our franchisees can speak quite freely. Once you’ve been cleared to do so, we encourage you to speak with any of our existing franchisees to discuss revenue, profit, the process, and the early challenges each of them learned from and ultimately overcame.
How long does it take to publish my first magazine?
Once you’ve made the decision to join our system, speed is of the essence. The ideal time of year to launch your first Issue is from March to September, and we know this from thirteen years of opening magazines. Once the documents are fully executed, training is close-by, and then your ten to twelve week selling period happens, and then you go to press on your inaugural magazine. Commonly, it takes no more than five months to go from Decision to Print.
What can I expect for training?
All franchisees, other than those that are launching additional locations, will actively participate in a three day* Magazine Training Course held in our Corporate Office. We encourage our franchisees to bring their entire team, including sales people, designer, and office manager. After that, it is incumbent upon you to continue to learn and utilize THM University, our private site for learning, materials, and new products and programs for our nationwide system of TheHomeMag.

Step 2 | Chat about the Opportunity

Step 3 | Complete the full Request for Consideration
Following the initial interview, and if there’s a fit, we’ll ask you to complete a detailed Request for Franchise Consideration. Telling us a about your work history, experience, financial capacity, and will allow us to perform our vetting due diligence.
Step 4 | Participate in taking our Wealth Dynamics Assessment* and DISC* Assessment
After completing the Request for Franchise Consideration, you’ll be asked to take two personality and character assessments. These two unique assessments help us learn more about you so we can make sure this remains a solid fit.
Step 5 | Receive our Franchise Disclosure Document [FDD]
After our vetting process, you’ll receive our FDD. This document is everything about TheHomeMag, the opportunity, and provides you with a current copy of our actual Franchise Agreement for review.
Step 6 | Visit TheHomeMag Corporate Office
After your discovery period of no less than fourteen (14) days, we want to meet and spend a day with all of our mutually interested franchisees. We will get to learn much more about each other and to determine if this is a mutual fit.
Step 7 | Sign your Franchise Agreement
It’s time to make the decision. The final step is to sign your Franchise Agreement.
